I have no idea on the property market in Penang. For your info, double storey terrace at RM450k, Semi-D from RM580k are the price range in Kuching around 3-4 years ago . Won't be able to get that price tag in Kuching at the moment. And you are right, how many buyers can afford it, plus the stricter loan approval nowadays.
Same to me that I have no idea in Kuching's property market. Tambun launched its first project in Pearl City at DST RM220k & DSSD RM340k, about 4 years ago. About 6-7 yrs ago, DSSD here only RM200k... However Penang island is a different story.
